The subdivided rural farmhouse was refurbished by the owners to be used as a summer residence, since the 1970's. Surrounding it are about 75 acres of land on which are found a Lebanon pine forest, various species of oak, crop fields, Mediterranean brushwood, pine-nut pines, a recently planted olive grove and fruit trees.

The nearby countryside enjoys a sparse population density. There are two active farms, each about a kilometer away, and a few homes along the nearby road, which are occupied primarily in August.

Between the farmhouse and the coastline there are about 250 acres of freely accessible public lands covered with Mediterranean brushwood and pine forests, ideal for long, tranquil strolls.

The best way to get there by car is to take the Sant’Andrea/Borgane road for about one and three quarter miles, counting from the traffic light. After passing the agri-tourism farmhouse named “Malepezza”, continue straight ahead for an eighth of a mile. Turn right onto the adjacent paved road and continue to bear right for another half mile. The first entrance to the property is recognizable by two short stone columns and a red and white iron cross-bar. The second entryway is a long road lined on both sides with oak trees

The part of the building used by guests was renovated about twenty years ago. It consists of a very large apartment on a raised level (“Casa Bufano”) and another smaller apartment situated above that one on the second floor (“Magazzini Bufano”) and one further away on the raised level (“Casa Nonni”).

Amenities for the common use of all guests include the washing-machine, located in a separate structure; a large open-air barbecue equipped with a small wood-burning stove; and many open or fenced-in spaces all around the building.

There are also some outdoor showers, one of which has hot water.

Parking is readily available along with storage for bicycles or canoes. A few bicycles are available for use by guests. Upon request, the guest can bring a dog or small pets. They can be housed in an enclosure separated from the main residence. Pets incur an extra daily fee. Please note that the property is not fenced-in beyond a three foot rock wall.

There is no assurance that the owners will be present. It may be permissible to set up one or two small field tents to accommodate friends, for example, as long as prior arrangements have been made with the owners, along with an additional per-person daily fee.

Low season rental rates refer to the months of May and October. High season rate is for the month of August. Other months are Mid-season and have rates between High and Low season. Please inquire.

Utilities are included. Not included are any costs incurred for leaving the units clean and tidy upon departure. The rates listed below are per night for each individual unit. Unless otherwise indicated, the nightly rate includes utilities, use of linens, and use of the washing-machine.

For stays longer than two weeks during certain times of the year, a 10% discount on the total rate is offered. Staying over four weeks offers a 20% discount on the total. The reservation down payment is 35% of the total. The balance is to be paid upon arrival, in cash, when the guest receives the keys to the rental unit. A 100 euros deposit against damages will also be collected at that time. The deposit will be returned to the guest either in person, if the owners are present at the time of departure, or if not, by mail within 10 days thereafter. A 10% discount is available on request, for single occupancy.

Check-in time is between 5 and 6 PM on the day of arrival. Check-out is between 12 and 1 PM on the day of departure. Other arrangements can be made in advance for special circumstances.

Minimum length of stay is 5 nights.

Casa del Bufano: Low season rate 130 euros/night. High season rate 250 euros/night.

It is a large apartment (2150 sq ft) on a raised level, with vaulted ceilings and stone floors. It features a vast living-room area, carved out of the original stalls. Some of the troughs have even been preserved. The spacious bedroom sports a barrel ceiling and a king-size bed in 18th century style wrought iron. In the bathroom there is a shower stall. There are two additional smaller bedrooms, one of which with separate entrance, and a bathroom with tub. In the living-room and master bedroom there are two large original fireplaces. Two small patio areas are also available for enjoying the outdoors, one on the sunny side, one on the shady side.

Magazzini del Bufano: Low season rate 44 euros/night. High season rate 88 euros/night.

The apartment is approximately 480 sq. ft in area. It features a large open terrace with stone benches and a small arbor pergola. The terrace is reached by a small, rather steep, stone staircase. The roof of the apartment consists of a sloping loft. The apartment is made up of entryway/living-room area with a small fireplace, a kitchenette, a bedroom with double bed and a bathroom with a shower stall. The furnishings are simple and utilitarian. The view of the green surrounding countryside is spectacular.

Casa dei Nonni: Low season rate 50 euros/night. High season rate 95 euros/night.

The apartment is on a raised level (two steps up) and is about 750 sq ft in area. It comprises a large living/dining-room with fireplace that faces a covered veranda, a well-equipped eat-in kitchen, a bedroom with double bed, a bathroom with sit-in tub, along with a small dressing-room. The floors are done in marble-flecked cement tiles, and the furniture is from the first half of the last century.

Intorno all’articolato corpo di fabbrica del complesso rurale, adibito -fin dalla fine degli anni ’70- a residenza estiva dei proprietari, vi sono circa trenta ettari di terreno, comprendente un bosco di pino d’aleppo e diverse varietà di querce, seminativi, macchia mediterranea, alberi di pino da pinoli, un giovane oliveto ed alberi da frutto.

La campagna circostante è caratterizzata da densità abitativa bassa, con due vicine masserie ancora attive come aziende agricole, a distanza di circa un chilometro, e poche casette, lungo la via vicinale, abitate prevalentemente in agosto.

Tra la masseria e la fascia costiera, ci sono oltre 100 ettari di terreno a “macchia mediterranea” e pineta, di proprietà pubblica,in cui è possibile circolare liberamente per lunghe e tranquille passeggiate.

Il miglior accesso, in auto, è possibile percorrendo la strada Sant’Andrea/Borgagne per circa 2.800 metri (calcolati a partire dal semaforo); dopo la masseria agrituristica “Malepezza”, procedere per 200 metri, girare a destra sulla via vicinale asfaltata, e tenere sempre la destra per circa 800 metri. La prima entrata è individuabile da due basse colonne in pietra e una sbarra di ferro bianca e rossa. La seconda è caratterizzata da un lungo viale di querce.

La parte di edificio a disposizione degli ospiti è stata rinnovata circa 20 anni fa; consiste in un grandissimo appartamento al piano rialzato (casa Bufano), ed un altro sovrastante piccolo appartamento al piano primo (magazzini Bufano) ed uno più lontano, al piano rialzato (casa nonni).

Servizi a disposizione di tutti gli ospiti sono la lavatrice comune, in un edificio distaccato, un ampio barbecue all’aperto dotato anche di piccolo forno a legna, nonché molti spazi aperti o recintati, intorno alla costruzione.

Inoltre vi sono delle docce esterne di cui una con acqua calda.

E’ possibile parcheggiare comodamente l’automobile e ricoverare le biciclette o canoe. Alcune biciclette sono a disposizione degli ospiti. E’ possibile portare –a richiesta- cani, che potranno alloggiare in un recinto separato dalle abitazioni e piccoli animali domestici. Per ospitare animali domestici è dovuto un extra giornaliero. Non c’è recinzione a rete intorno agli edifici e terreni della masseria, ma solo muri a secco di circa un metro di altezza.

La presenza dei proprietari non è assicurata; può essere consentito di installare una o due piccole tende da campo, (per esempio per ospitare amici) in base a precisi accordi da prendere con la proprietà, e pagando un extra giornaliero a persona.

I prezzi minimi si riferiscono a maggio ed ottobre, il massimo ad agosto.

Sono comprese le spese per consumi. Non è compresa la pulizia finale. Il prezzo annotato all’inizio della descrizione si riferisce ad ogni notte per ogni singola casa. Nei prezzi se non è diversamente indicato, sono comprese spese per consumi, biancheria, uso lavatrice. Per permanenze superiori a 2 settimane –in periodi determinati- sono possibili riduzioni del prezzo del 10% sul totale, per permanenze superiori a 4 settimane sono possibili riduzioni del 20% sul costo totale. La caparra da versare per prenotare è il 35% del totale, il residuo si versa all’arrivo, per contanti, al momento della consegna delle chiavi con l’aggiunta di una cauzione danni-pulizia di euro cento. La cauzione, in assenza del proprietario alla vostra partenza, sarà spedita all’ospite entro dieci giorni dalla fine della locazione.

E’ possibile, a richiesta, uno sconto del 10% per uso singolo.

Gli alloggi vengono consegnati tra le 17 e le 18 del giorno del vostro arrivo e vanno lasciati liberi tra le 12 e le 13 del giorno della vostra partenza. È possibile prendere diversi accordi per particolari necessità.

Casa dei Bufano: prezzo minimo 130, massimo 250 a notte.

E’un grande appartamento al piano rialzato, con volte a stella e pavimento in pietra leccese, (circa 200 metri quadrati) con vasto soggiorno ricavato dalle antiche stalle –delle quali sono conservate alcune mangiatoie- ed una ampia camera da letto, con volta a botte, con letto “king size” settecentesco in ferro battuto, un locale “office” ed un bagno con doccia. Inoltre vi sono due altre più recenti piccole camere, una delle quali con entrata indipendente, un bagno con vasca. Nel soggiorno e nella camera antica: grandi camini originali. Doppio spazio esterno disponibile.

Magazzini dei Bufano: prezzo minimo 44, massimo 88 a notte.

E’ un appartamento di circa 45 metri quadri con grande terrazza a livello scoperta (in parte con panche in pietra) ed una piccola porzione con pergolato. Vi si accede con una scala esterna, in pietra, piuttosto ripida. La copertura dell’appartamento è con solaio spiovente. Si compone di un ingresso-soggiorno con caminetto, cucinotto, una camera matrimoniale ed un bagno con doccia. Arredamento semplice e spartano, ampissima visuale sul verde della campagna circostante.

Casa dei nonni: prezzo minimo 50, massimo 95 a notte.

E’ un appartamento al piano rialzato (due gradini) di circa 70 metri quadri. Si compone di un grande soggiorno-pranzo con camino che affaccia in una veranda coperta, una ampia cucina abitabile attrezzata, una camera matrimoniale ed un bagno con vasca a sedere, oltre un piccolo spogliatoio. I pavimenti sono in tavelloni di cemento e scaglie di marmo, l’arredamento è della prima metà del secolo scorso.

Flat consists of entryway, eat-in kitchen, corridor, bathroom with shower, and bedroom.

Also available is a living-room/studio with sofa bed.

The building dates back to about 1650; it has plaster walls and visible white-washed ceiling beams. Floors are done in colored cement.

Rental includes use of linens. Double bed and sofa bed are 160 cm wide with 14 cm high mattresses. (Apartment will sleep four persons comfortably).

In the kitchen, a dishwasher is available, as well as refrigerator, microwave, washing-machine, hair dryer, small CD player, color TV, fan, toaster, iron, vacuum cleaner, vapor 100.

Apartment looks out onto Via Cancello. The bathroom window faces a raised balcony.

Using a Taxi

To get there by taxi (best to have the address marked on a map, and to speak Italian). The address is Via del Cancello 20/21 (the numbers are to the left and right of the small front door). The street is not well know to taxi drivers, tell them the zone is Via dell’Orso, Via dei Portoghesi, Via della Scrofa and towards the Tiber, Via di Monte Brianzo. If the taxi is to stop at the door, it must pass through Via di Monte Brianzo. The corner formed by Via del Cancello and Via dell’Orso is 20 m from the front door.

The doorbell has the name “Pedone” on the name plate. The alley is located in a limited traffic zone which covers the area from Via Zanardelli to Piazza Nicosia and Piazza Navona.

The telephone in the flat can be used to receive calls and to phone within Italy. Telephone is included in the rental price, if renting both the apartment and studio.

In the apartment, guests will find the switch to the electric water heater to its left in the bathroom, the washing-machine water valve above and to its right, dishwater and gas valves under the cooking surface to the right and left, respectively, of the sink; the main electric circuit breaker to the right of the entrance to the apartment. NEVER run the dishwasher and washing-machine at the same time. This will trip the circuit breaker and will require going down to the ground floor to the utilities box to switch everything back on. In the unlikely event that this should occur, the key to the metal utilities meter box is hanging from the first cupboard next to the exhaust hood over the cooker, and has a red tag.

There are dishes and flatware for four to five people, bathroom, bedroom and kitchen linen. Guests are welcome to use any foodstuffs in the flat, so long as they replace what was used before leaving.

The nearest grocery is 30 m from the apartment. Operating hours are from 8 AM to 6 PM, closed Saturday afternoons and Sundays. The most economical grocery is the Despar on Via Giustiniani near the Pantheon. The wine shop is on Via dei Portoghesi and the specialty foods shop is on Via della Scrofa.

Recommended nearby restaurants “Orso 80” on Via dell’Orso (open till 11:00 PM) and “Taverna dell’Orso” on Via dei Gigli d’Oro (open till 1:00 AM).

Place trash in the bin located by the doorway, at the base of the steps going into the courtyard on the ground floor.

The post office is located on Via della Scrofa. An ATM is on Via dei Gigli d’Oro.

Please note that every morning between 7:00 and 9:00 AM the doorbell is rung by sanitation workers. Pay no mind to the bell, since the woman on the third floor always answers it.

Also note that the placement of light switches in the apartment is a bit out of the ordinary. The entryway switch is to the right upon entering; the switch to the living-room is on the left when entering, the switch to the kitchen is above the sink, the corridor switch is near the bedroom door, the bathroom switch is to the left of the mirror, the bedroom switch is to the left of the armoire behind the TV.

Struttura del 1650 circa, con muri intonacati e travi a vista o imbiancate. Pavimenti in cemento colorato. Uso biancheria compreso.

Letto matrimoniale da 160 cm e divano letto con materasso da 160 cm e 14 altezza (questo utile se si usa la casa per 4 persone). disponibili lavapiatti, frigo, microonde, lavatrice, asciugacapelli, piccolo lettore cd. tv color ventilatore, tostapane, ferro da stiro, aspirapolvere, vapor 100.

Arrivarci in Taxi

Gli affacci sono su via del cancello; il bagno ha finestra su un ballatoio. Per il taxi: Via del cancello 20/21 (i numeri sono uno destra ed uno a sinistra del portoncino) non è molto conosciuta dai tassisti. quindi la zona è: via dell'orso, via dei portoghesi, via della scrofa: dall'altra parte, verso il tevere, via di monte Brianzo. esattamente prima a destra dopo vicolo dell'orso. Il taxi se deve arrivare davanti casa passerà da via di Monte Brianzo, ma l'angolo tra via del cancello e via dell'orso è a venti metri da casa. Sul campanello: Pedone. Il vicolo è in zona a traffico limitato nell'area tra via Zanardelli Piazza Nicosia e piazza Navona. Vi è telefono utilizzabile per ricevere e per telefonare in italia (compreso nel prezzo) se si prende in locazione sia la casa che il soggiorno/studio.

Nella casa gli ospiti troveranno: interruttore caldaia a sinistra della stessa, nel bagno- rubinetto lavatrice a destra della stessa in alto. Rubinetto lavapiatti e rubinetto gas sotto il piano cottura, rispettivamente a destra e sinistra del lavello. interruttore generale della corrente entrando in casa a destra (ma e' sempre acceso). NON TENERE IN FUNZIONE nello stesso tempo lavapiatti e lavatrice, senno' rischia di saltare l'automatico e occorre scendere nella chiostrina a piano terra per riattivare il tutto. Nell’ipotesi malaugurata questo dovesse accadere, la chiave dell’armadio di ferro.

Con i contatori enel si trova nella cucina, appesa alla prima mensola affianco alla.

Cappa aspirante ed ha una targhetta rossa.

Stoviglie sufficienti per 4/5 persone, biancheria da bagno, da letto, da cucina. e' possibile usare di eventuali riserve alimentari sostituendo con analoghi prodotti.

Alimentari più vicino mt.30 da casa, aperto dalle 8 alle 18 tranne domenica e sabato pomeriggio. alimentari più economico Despar via Giustiniani, vicino al Pantheon.

Ristoranti vicini consigliati "Orso 80" in via dell'Orso (fino alle 23) e Taverna dell'orso in via dei Gigli d'Oro (fino alle 01,00).

La mattina tra le 7 e le 9 spesso suona l'addetto al ritiro della spazzatura. Ignorare il campanello perchè apre sempre la inquilina del piano terzo.

P.S.: Gli interruttori delle luci dell’appartamento sono disposti in maniera anomala: interruttore ingresso a destra entrando, interruttore soggiorno a sinistra entrando, interruttore cucina sul lavello, interruttore corridoio vicino alla porta della camera, interruttore bagno a sinistra dello specchio, interruttore camera a sinistra dell’armadio.
